applicable) Le Grazie has the typical characteristics of a Tuscan farmhouse
in stone and brick which the restoration works have respected and enhanced.
In the living area, with the large barrel vaults in stone, the terracotta
floor, the fireplace and the chestnut-wood ceiling beams, the
characteristic welcoming warmth of these buildings has been restored; the
dining room with rib vaults in brick invites you to convivial meals in a
traditional setting. The first floor, with wooden floors and
chestnut-beamed ceilings, preserves the intimacy of the sleeping area. The
turret, probably from the late medieval period, rises up over the
surrounding hills that offer those feelings of peace and tranquillity
sought by the guests who frequent these stupendous places in Tuscany,
famous throughout the world. Le Grazie occupies a truly enviable position,
unique and perfect for those who love the countryside and privacy yet, at
the same time, appreciate the convenience of being near a town equipped
with all shops and services. Le Grazie is located close to Montepulciano
which preserves the beauty of the past; in this splendid town, not
surprisingly called the Pearl of the 16th century, you can admire beautiful
palaces and churches bearing the signature of the greatest architects of
the Renaissance. Definitely not to be missed is the wonderful Piazza
Grande, surrounded by Renaissance palaces, with the Palazzo Comunale and
the Duomo with its incomplete façade. Descending further, immediately below
the town, the elegant grandeur of the Temple of San Biagio stands out, a
"Greek-cross" church by Antonio da Sangallo the Elder. Montepulciano is
also known in Italy and around the world for the importance of its
production of excellent wines, wines with a great historical tradition
which the illustrious 17th century physician, naturalist and poet,
Francesco Redi, in his dithyrambic poem "Bacchus in Tuscany", had no doubts
in affirming: "Montepulciano of every wine is King". Currently the best
known and most esteemed is the Vino Nobile di Montepulciano, a high quality
red wine, perennially classified among the best Italian wines and which
boasts the DOCG label (Denominazione di Origine Controllata e Garantita =
Controlled and Guaranteed Designation of Origin). LE GRAZIE HAS BEEN

Interior: The house (200 sqm) has three floors connected internally by a
terracotta staircase. The main entrance opens into the sitting room with
fireplace and into the fully-equipped kitchen, served by a pantry and a
bathroom with shower; next to the sitting room is the dining room with exit
out to the garden. The first floor opens onto a hallway with a bathroom
with shower and two double bedrooms; from the hallway a few terracotta
steps lead up to a double bedroom with ensuite bathroom with shower. The
second floor consists of the turret with double bedroom and ensuite
bathroom with shower. All the bedrooms have air conditioning with
independent control units. Park: The property extends over roughly 1
hectare of land that is partially enclosed with wire mesh fencing and
hedge. The part around the house and the swimming pool (800 sq m) is
covered by lawn with an olive tree and a holm oak providing pleasant
natural shade on summer days, and with a solitary cypress over the pool
that designs the panorama to the west; there is also oleander, helichrysum,
rosemary and laurel, and a hedge of shiny viburnum that does not shield the
landscape in front. In the remaining sloping part of the property are olive
trees, arable land and hints of woodland typical of the Tuscan hilly area.
The wisteria-covered pergola with table and chairs for outdoor dining is
adjacent to the entrance hall of the house; a brick barbecue is located on
the uphill side, next to the driveway leading to the olive grove, at the
end of a series of terracotta steps. Inside the property, immediately after
the automatic entrance gate, is a parking area with space for two cars
while, outside the gate, are another two parking spaces. The washing
machine is located in a room next to the pool with external access. On the
terracing below the pool is a storeroom for private use of the property
serving as both the technical room for the pool and the storage of tools
and machinery for the house. Please notice that photos are taken in spring,
therefore flower blossoming, and the colours of the gardens' grass could be
different at the moment of your arrival at the villa. Swimming Pool: The
swimming pool is 5 metres from the house, on the same level as the ground
floor. Rectangular and measuring 12 x 6 m with the depth varying from 1.50
to 2.50 m, it is lined in light blue PVC with a travertine border and has
chlorine purification and two metal ladders for access to the water. The
terracotta-tiled solarium is equipped with sunbeds, deck chairs, umbrellas
and a cold-water shower. Facing the Tuscan hills with relaxing sunsets, the
pool is available to guests from the last Saturday in April to the first
Saturday in October. Pets: Yes (they cannot enter the pool). € 30.00 per
animal per week. Extra On Request: Extra cleaning (€ 22,00/hour per
